The Strathfield residence, additions and alterations of an existing dwelling consisted of 4 x bedrooms, 4 x bathrooms, 2 x living areas, library, study, basement with full fit out, external hard and soft landscaping including in-ground concrete pool.

Clients had previously lived in the house, and had in-fact grown up there whilst owned by their parents. The main purpose of the works were to bring it up to modern standards and suit the needs of their young family who attend nearby schools.

Although categorised as additions and alterations, very little of the existing house remained in place, and was limited to primarily street facing external walls and ground floor joist structure. All other elements of the building were re-constructed.

Scope included construction of a new basement with contiguous piled perimeter walls with mechanically ventilated spoon drain, concrete suspended slab to ground floor over basement, light weight structure to first floor, double brick construction to ground floor, brick veneer to first floor, pre-fabricated truss roof with integrated attic space.

Basement construction was complicated by limited access and existing building directly adjacent which was to be maintained. Services throughout the house are extensive and complex, being a fully smart house with all services integrated into the smart system. This was coordinated as the project progressed on a design and construct basis with a specialised contractor and the project electrician. In particular, the air conditioning system included an in-built air purification system that was fairly new to the market integrated into home automation system.

Although the overall design approval was put together by an external architect and interior designer, much of the interior detailing was taken care of in-house by SQ Projects.

This provided both challenges in the sense that we were more than a builder on the project But also the opportunity to take control of the works and feed the site supervision team with decisions in a timely manner.

The outcome is a highly detailed family home, with a layout and materials selections perfectly suited for a growing family.
